First Time Home Buyer Tax Credit

The First Time Home buyer tax credit is just one of the many tax credits now being offered to help the Canadian economy. With house prices so low, rates low, and so many tax credits if you have any desire to own a home NOW is a great time to find out what you need to do to get the tax benefit. Let me go through a few updates on the first time home buyer tax credit program.

Who is deemed a” First Time Home buyer”

Well obliviously if you, your spouse, or common-law partner, have never owned a home you would be definitely this category. But according to the first time home buyer tax credit rules found on the Government of Canada’s website anyone that hasn’t “owned and lived in another home in the year of the home purchase or in any of the four preceding calendar years.” This may be a bit confusing wording but basically if you haven’t owned a home for 5 years then you can be qualified.

What the tax credit does for you!

Any house purchased or constructed after January 27, 2009 is eligible. This tax credit is for $5000.00 that can get you up to a $750.00 refund. This tax break is obviously to encourage home ownership and is to help with any costs like Legal fees, disbursements, and although there are non in Alberta, land transfer taxes.
